How to read a commercial transaction.

Reported sales are evidence of what was reported. They are not an automatic price tag for the building you are considering.

A transaction record can make a property conversation feel suddenly concrete. There is a date, a place and an amount. The challenge is resisting the urge to make those fields answer a question they were not designed to answer.

The Ministry of Land, Infrastructure and Transport provides an API for reported commercial and office sales by district code and contract month. The official description also says that some lot-number information for general buildings is only partially disclosed. That limitation matters when someone proposes matching a public record to a specific asset. [1]

Identify the dataset before interpreting the number Residential rental records are not commercial sales. An asking-price feed is not a register of completed transactions. A reported transaction is not an available property. A clear interface keeps these categories separate even when all three are relevant to the same district.

Vida Korea’s existing residential rental collector remains a residential context source. It is not relabeled as a commercial building index. Commercial analysis requires the appropriate source, approved access and a separate account of what has actually been collected.

Compare like with like, and say when you cannot A credible comparison needs more than proximity. Transaction type, asset type, area basis, timing and the nature of the interest sold can change the meaning of a figure. If essential attributes are missing, the comparison should be limited or omitted rather than made to look precise.

A price per square metre is especially vulnerable to an unclear denominator. Land area, gross floor area and exclusive-use area are not interchangeable. Every calculation should say which one it uses and omit records that do not support that calculation.

Respect the reporting window A month of contracts does not become a complete picture the instant that month ends. Later reports and corrections can change a dataset. A market table should show the contract period, retrieval time, number of usable records and the treatment of missing or corrected data.

A small sample is not made representative by an attractive chart. Where the sample is thin, reporting the limitation is more useful than a district-wide conclusion.

Do not reconstruct a private address from a guess Partial address information should remain partial. A nearby building with a similar size is not proof of identity. An apparently plausible match should not be used to reveal a private offering or attach a transaction price to someone else’s asset without sufficient evidence and permission.

The appropriate output may be an area-level observation rather than a named-building case study. Less specificity can be more accurate.

Use evidence to improve the briefing A useful transaction note ends with questions: why is this comparison relevant; which differences matter; what additional documentation is needed; and who is responsible for verifying the claim? It does not end by promising that an asking price is cheap.

Data is most valuable when it makes a conversation more disciplined. A good market desk shows the source, the method and the boundary of what can be concluded.
