What a private viewing should reveal.

Discretion should improve the quality of a conversation, not reduce the quality of the information.

Private is an easy word to put on a property presentation. The more useful question is what the privacy protects. A seller may have legitimate reasons to limit circulation of information. A resident may value discretion about an address. Neither reason removes the need for an identified professional, a clear process and sufficient evidence at the appropriate stage.

A private viewing is not inherently a better opportunity. It is a different arrangement for sharing information. Treat the conditions of that arrangement as part of the brief.

Know who is introducing the property Before sensitive documents move, identify the agency, the person responsible and the basis on which the property is being presented. Confirm which claims have come from the owner, which from the agency and which have been independently checked.

Vida Korea’s editorial role does not replace the responsibilities of the agency handling brokerage. A polished introduction should make that distinction easier to see, not harder.

Separate interest from commitment An initial conversation can establish broad needs, timing and budget. It should not require an unnecessary transfer of money or confidential personal documents. If additional information is legitimately required later, ask why it is needed, who will receive it and how it will be handled.

Do not treat a request for privacy as evidence that a property is scarce or that a decision must be rushed. Those are separate claims that need their own support.

Prepare a viewing agenda For a building, identify the floors and service areas that matter, the records available and the questions that cannot be answered during a walk-through. For a residence, test circulation, privacy, storage, arrival and the ordinary routines the home must support.

Make a note of what was not shown. A viewing can be valuable even when it raises new questions, provided the unanswered items are carried into the next conversation.

Keep confidentiality specific A confidentiality arrangement should identify its parties, information, permitted purpose and duration. Its suitability needs legal review where appropriate. A website checkbox is not a substitute for a negotiated confidentiality agreement or a secure document room.

This release of Vida Korea does not publish private dossiers into hidden web folders and call them secure. Restricted property records remain outside the public listing feed. Documents should be exchanged only through a separately agreed appropriate channel.

The next step should be clearer than the first A useful viewing ends with a defined list: records to obtain, professionals to involve, assumptions to test and a person responsible for responding. It need not end with an immediate decision.

Discretion and transparency are not opposites. In a well-run introduction, each protects the other.
