Seongsu

Read the working building beneath the creative reputation.

Read the place.

A converted space can look inevitable after the work is finished. Before it is finished, it is a collection of constraints. Seongsu’s official city guide describes a neighborhood of handmade-shoe workshops and reused industrial spaces. The appeal of reuse is part of the story; the work required to make a particular building useful is another.

Start a commercial visit with the parts that photographs leave out. Follow the stairs. Locate servicing access. Ask how goods arrive and where waste leaves. Read the permitted use, floor areas and actual occupation before turning a busy entrance into a revenue assumption.

One tenant’s popularity does not establish a building’s durable income. Separate collected rent from the owner’s forecast, and existing contracts from plans for a future tenant mix. A broker’s spreadsheet should make those distinctions more visible, not make uncertainty disappear behind a single return percentage.
