A listing can look clear until you reach the word gwanribi—management fee. The number may cover common-area cleaning and elevators, or it may bundle other services. Sometimes utilities are partly included; sometimes almost nothing is.
Ask for the breakdown
Before signing, ask what the fee covers, how it is calculated, and what a typical recent bill looked like for the unit. Heating can matter especially in winter, and air-conditioning use can change summer electricity costs.
Compare total occupancy cost
Rent + management fee + utilities is the number that belongs in your monthly budget. A cheaper advertised rent can lose its advantage once the full building cost appears.
Management fees are where the apartment stops being a picture and becomes a building. Elevators, guards, cleaning, heating systems and common spaces all have a monthly life of their own.
